We’re pleased to share recent changes to B.C.’s Residential Tenancy Act, effective this spring and summer. These changes aim to improve fairness and efficiency in the rental housing system and reflect long-standing advocacy efforts from organizations like LandlordBC.
✅ Personal Use Evictions — 3-Month Notice
Starting Summer 2025, landlords will only need to provide 3 months’ notice (down from 4) when ending a tenancy for personal use. This change simplifies rules and reduces confusion across ownership scenarios.
✅ Abandoned Property Rules Updated
Effective April 9, 2025:
• Storage period reduced from 60 to 30 days
• Minimum value of stored items raised from $500 to $1,000
These updates support faster unit turnover and bring B.C. closer to national standards.
✅ Monetary Orders Will Be Public
Beginning Summer 2025, monetary orders issued by the Residential Tenancy Branch (RTB) — including unpaid rent or utility arrears — will be published online, increasing transparency in the rental sector.
✅ Faster RTB Hearing Times
Since late 2022, RTB hearing delays have dropped by 70%. Non-payment disputes are now typically heard within one month.
✅ New RTB Guides and Toolkits Available
Landlords and tenants now have access to updated multilingual resources that make navigating dispute resolution easier than ever.
